Hi, I’m Shannon Schmitz. Welcome to this week’s edition of the Austin Street Beat. Today we’ll visit the established neighborhoods of Westlake Hills.

Made up of several distinctively different neighborhoods including Davenport, Rob Roy, Summit at West Rim, The High Road and St. Tropez, the city of West Lake Hills is a wealthy Austin suburb. It is located minutes from downtown on the west side of Austin on the edge of the hill country bordering Lake Austin.

Westlake is a close-knit, established community. The city boasts its own newspaper publication, The Westlake Picayune. Established and locally owned businesses such as Fetch, the People’s Pharmacy, Kim’s Cleaners, Texas Honey Ham, The County Line, Las Palomas and the Grove contribute to the community’s charm.

Widely recognized for the area’s superior public school system, West Lake Hills is the only city completely within Eanes ISD, rated the #3 school district in the state.

Housing prices in the area range from $500,000 to $3 Million, with many of these homes offering spectacular views and direct access to Lake Austin.

A great little community with an exceptional school district, fantastic views and quick access to the lake, West Lake Hills is a highly sought after area of Austin.

Bee Caves Woods 

This established neighborhood is located at Walsh Tarlton and Bee Caves Road in the 78746 zip code. Bee Caves Woods is divided into 4 sections (North, South, East and West). While most homes were built in the 1980’s, many have been updated recently. It’s a family-friendly neighborhood with big, shady trees and safe, quiet streets, with close proximity to both Cedar Creek Elementary School and Hill Country Middle School. Homes in Bee Caves Woods list between $500K-$800K making this one of the more affordable Westlake neighborhoods.

Barton Creek West 

Barton Creek West is a community of about 400 homes  on the west side of Westlake, off Bee Caves Road and Creeks Edge Parkway. This is a great community for families, with easy access to excellent Eanes ISD schools and all the conveniences West Lake Hills has to offer. Barton Creek West has an excellent Home Owner’s Association, which is mandatory to join. The HOA provides great neighborhood amenities like a swim center, playgrounds and tennis courts. The neighborhoods backs up to the Barton Creek Greenbelt, so residents have plenty of access to hike and bike trails and great natural views.

Camelot/ Knollwood 

Camelot is located just off the intersection of Bee Cave Road and Capital of Texas Highway (360). Castlewood Road winds its way through this neighborhood of spectacular homes, which range in price from $400-900K, with some estates in the millions. Residents of Camelot & Knollwood enjoy the perks of proximity to Bee Caves Road, including the famous County Line Barbeque, just down the street, and easy access to The Village at Westlake for shopping, coffee, fitness and more dining.

Cortona

Cortona Drive is one of Westlake’s newer neighborhoods (first home sold in 2004), located on a small street just off Westlake Drive and Bee Caves Road. The street is lined with beautiful Tuscan-style 5,000 – 6,000 square foot homes on 2-3 acre lots, which sell for well over $1 million.  This exclusive neighborhood is at the heart of Westlake and just steps from great shopping and restaurants on Bee Caves Road.

Davenport Ranch 

Davenport Ranch is a master planned community of luxury homes and condominiums located along Lake Austin and along the Austin Country Club, Austin’s first and most historic country club. With stunning views and easy access to downtown, the lake, and incredible shopping like Davenport Village, this community is urban luxury living at its best. Davenport Ranch is located east/ southeast of 360, bordering Wild Basin Wilderness Park on the south end and Austin Country Club on the north end.

Davenport Ranch West 

Located across 360 from Davenport Ranch, this community is home to several smaller, gated communities along Bunny Run, like Bridge Hill, Hunterwood and The Creek at Riverbend.  Mostly built  in the 1990’s, these luxurious homes sit on large lots and range from 3,500-4,500 square feet and sell between $600K and over $1 million.

Lost Creek 

An incredible neighborhood just off Capital of Texas highway and rolling down to the beautiful and exclusive Lost Creek Country Club, Lost Creek seems like a neighborhood of Cul-de-Sacs, and is the trailhead of the greenbelt. A network of winding trails connects the neighborhood and allows residents to bike or walk the area or to the club. The environmentally-friendly golf course is a par 72, and its challenging layout runs along Barton Creek and through the hills, woods and valleys of the countryside. Lost Creek is excellent for families with an extremely engaged neighborhood association and lots of planned community activities and traditions.

Rob Roy

On the western side of West Lake Hills is one of the area’s most prestigious communities, Rob Roy. Rob Roy encompasses a large area from Lake Austin waterfront on the north, River Hills Road on the west, Barton Creek and Bee Caves Road on the south and Highway 360 on the east. The first custom homes were built in 1982, and construction has continued since, expanding to 6 smaller subdivisions of more than 800 homes: Rob Roy, Rob Roy on the Creek, Rob Roy on the Lake, Rob Roy on the Canyon, Rob Roy Rim, and the newest section, Rob Roy West.

These beautiful estates feature a variety of architecture, from modern to traditional, many using native stone which blends into the natural beauty of the area nicely. The homes range from 2,500 to 12,500 square feet, and many boast elaborate outdoor living areas, from private docks on Lake Austin to gorgeous decks, swimming pools and gardens. Residents of Rob Roy value privacy and security: the community has its own private security patrol and a guard-stationed gate, managed by the excellent Rob Roy HOA. Rob Roy estates range in price from $600K to over $5 million.

Residents of Rob Roy enjoy all the best Westlake has to offer with its beautiful scenery, easy access to downtown, wide variety of excellent dining and shopping options and proximity to luxury amenities like Barton Creek Country Club, gold courses, and spas. Emma Long Metropolitan Park and Wild Basin Preserve are on either side of the neighborhood. The Hill Country Galleria and the wonderful boutique shops along Bee Caves Road provide incredible access to both luxury and convenience shopping. The famous County Line BBQ is just down the street for a fun, casual night, or the elegant Hill Country Dining Room at Barton Creek is perfect for a formal dining experience.

Summit at West Rim on Mount Larson (78746)

This lovely neighborhood of large estates is located in West Lake Hills between Toro Canyon Road and Westlake Road atop Mount Larson, one of the highest points in Austin. These beautiful homes feature stunning views of downtown, Lake Austin and surrounding Hill Country, due to their unique elevation. The neighborhood includes two sections- one a gated community called River Garden Trail, and the other ungated area of homes off Mount Larson Road and Logan Road. These impressive home are generally between 5,000-9,000 square feet and sell between $1-$5 million. The Summit at West Rim began development in the mid 1980’s, and construction continues today, with 1-3 acre lots available. The neighborhood has exclusive access to West Rim Park, a private park with tennis courts and a lakefront dock.

Treemont

This family-friendly community is located between Mopac and Bee Caves Road on the edge of Rollingwood. Residents of Treemont enjoy all the great amenities of life in Westlake and Rollingwood- downtown is just a couple of miles away, Zilker Park is a bike ride away and students attend excellent Eanes ISD schools. Treemont is a great example of Austin neighborhoods with modern, urban access with the feel of a small-town community. The neighborhood has an activehome owner’s associationthat keeps the area beautiful and plans great activities. Beautiful Treemont Park  is at the center, with its great after school program for kids, and fun family activities throughout the year. These homes are typically 3,000-5,000 square feet and sell between $600K to over $1 million.

Westlake Highlands

Westlake Highlands is one of the more established neighborhoods in West Lake Hills, with home construction beginning in the 1960’s atop a beautiful hill with sweeping views of the countryside. The neighborhood is located to the west of Westlake Road, on either side of Toro Canyon Road. Home buyers will find custom homes built from the 60’s to the 90’s, as well as some complete remodels and some new construction.
