Brentwood
Hi there, Morgan Smith here with the Austin Street Beat. Today we’re taking you to a neighborhood in Austin’s urban core – Brentwood.
The Brentwood neighborhood has been an important part of Austin for more than fifty years. The area is bordered by Burnet Road and the Allandale neighborhood to the west, North Lamar Boulevard and North Loop on the east, 45th Street and the Rosedale neighborhood to the south, and Justin Lane and the Crestview neighborhood to the north. Running through the middle of the area is a tree-lined street named Arroyo Seco, which follows a creek of the same name.
Brentwood is a trendy and popular area that is home to gorgeous tree lined streets and established homes. The neighborhood was originally a cotton farm until about 75 years ago, when the City of Austin annexed the land to build a school, Brentwood Elementary, which opened in the early 1950s. Brentwood Park opened that same year.
Brentwood Park is a beautiful public green space that covers more than 9 acres. Amenities include tennis courts, soccer fields, baseball diamonds, a pool and a playscape. The Violet Crown Festival is held in Brentwood Park and is a neighborhood tradition. The festival offers residents a place where they can network, listen to music, and learn about the neighborhood’s history.
Many of the homes in Brentwood are bungalow style. Bungalows are normally one and a half stories and have a low-pitched roof and horizontal shape. Many of the bungalows in Brentwood are two and three bedrooms and were purchased by GIs starting families after World War II.
Nearby popular attractions include the 120-foot mosaic Wall of Welcome, Draught House Pub & Brewery, Ginny’s Little Longhorn Saloon, and foodies will enjoy café and wine-bars like Apothecary, Epicure, Fork & Vine and The Peached Tortilla.
The Brentwood neighborhood is located near the University as well as several high-tech companies. With so much to offer, it’s easy to see why housing moves fast in Brentwood, with an average of only 20 days on the market.

Shoal Creek/Rosedale
Hi, I’m Morgan Smith for the Austin Street Beat. Thank you for joining me today as we explore two of Austin’s most beautiful, well-established neighborhoods: Shoal Creek and Rosedale.
Rosedale is an eclectic blend of young families with children, single professionals, and long-time residents whose children have grown up and moved away. Remodels and revitalization projects have brought in younger professionals and new families, but there are still some original owners who live in older, well-established homes.
This north Central Austin neighborhood is one of the most coveted areas to live in, particularly for those who love the charm of old Austin but enjoy the benefits and amenities of newer development as well. The center of the neighborhood contains mostly modest residential homes while the outskirts are filled with a varied mix of retail shopping and restaurants. It is a neighborhood that has experienced some transition in the last ten years, but a carefully planned and deliberate kind of transition. There are continually renovation projects and new construction throughout the neighborhood, which lends a sense of vitality and renewal.
Rosedale boasts many early to mid century homes, with the majority of homes being built in the 1930s and 40s. The neighborhood is adorned with mature trees giving it a truly warm feeling. Shoal Creek runs through Rosedale as well making the area perfect for walking, running and biking.
There are over 1200 homes in the area, a wide variety of businesses within easy walking distance, and an extensive network of medical services close at hand (including Seton Hospital). Located Northwest of downtown Austin, Rosedale is still relatively close to the center of town. No need to go downtown, though, as you’ll find plenty of restaurants and shopping within the neighborhood, on Burnet Rd and at the Triangle. Neighborhood favorites include Kerby Lane, Fondo San Miguel and the famous Uchiko.
Ramsey Playground is a 5-acre park in the center of Rosedale, where residents will find picnic tables, BBQ pits, basketball and tennis courts, and a multipurpose field. Residents of Rosedale enjoy clean & green living in a beautiful historic neighborhood with easy-access to the rest of Austin.
